This jack was installed in Lake Havasu about 10 months ago.  I just noticed that the leg is coated with grease.  None of the other jacks are, and two of them had already been replaced.

Is this a sign of a seal failure or something?

sure looks suspicious... HWH hydraulic in our MH is more like brake fluid or ATF, not heavy grease like in the photo.  Maybe if you look around there's another source for the "grease"?  You might clean it really well and watch it for a while just to make sure it's leaking or not?  Run it up and down like 10 times and see if you get some new evidence.  If it's a sizable leak, the level in the reservoir will start dropping so you can watch that as well.

These are electro-mechanical.  There is a gearbox and motor at the top.  I disassembled the first one that failed but they would not sell me a replacement gear.
