does dry weight include the factory fit out and  furniture ex: tub toilet frig couches beds ect.

Yes. It is what the unit weighed when it left the factory. There is also a max cargo weight. That is the weight, set by the manufacturer, of everything you can pack into the trailer. Add the dry weight to the cargo weight and you get the gross vehicle weight rating or GVWR. The GVWR is the maximum weight the trailer should never exceed. Once everything you need is loaded you can take your unit to a scale and have it weighed. This scaled weight is called the gross vehicle weight or GVW. This is the actual weight of the trailer fully loaded including all cargo, fluids, passengers and optional equipment.

Welcome to the forum.
After weighing, if it's tag a long trailer, you need to figure that 10% of the GVW should be on the hitch. If it's a fifth wheel, you need 15% to 20% on the hitch.
If you already have a RV, it would help, if you have any questions later on, if you went into your profile and created a signature of yourself telling us a little bit about you but not mandatory.
Safe travels.
