water never gets hot just lukewarm

its an atwood 6 gal. propane. it doesnt get hot enough to wash dishes or even take a quick shower  , its  a Dutchman Classic 2002  model. .  I want to convert to a electric  water heater but do not know where to look to get it done .I live in it full time so taking it somewhere is a no,

You can find a mobile mechanic who will come to you and convert your water heater to electric. There are several ways to do it. Either get an instant hot water heater that bypasses the current one or a new one with electric heating elements in it. Considering the age of your trailer there might not be enough power available to use an electric heating element. You might have to go the bypass route.

Before you make any drastic changes, check to see if the heater bypass valve(s) are in the correct positions, and also that the inside and outside (if equipped) shower control valves are shut off instead of the shower head valve. Both an incorrectly set bypass and open shower valves can cause a warm water only issue.

   Also with a unit this old, you may have a lot of “build-up in the tank....effectively “insulating” it from the burner! It may “only” need a thorough cleaning/ flushing.  Or, perhaps the thermostat is causing to shut down burner prematurely!

Take a look at the backside of the tank.  If it has a mixing valve that is probably the problem.  The valves get clogged with calcium deposits.
