I am thinking about buying a small motor home.
I like the 22ft Winnebago Minnie winnie. Really don't want to go over $40,000 (taxes, extended warranty)
Will it be possible to get in a 2016 with low miles for that price range?

Maybe, but probably not.  The smallest (22 ft) and lowest equipment level 2016 Minnie Winnie will run about $40k in fair condition. Better condition, more features or larger sizes will all run more.  Some of those craigslist offerings may run lower in price, but may also not be all that good a condition when you actually see it, try to operate things, etc.
