Water damaged floor

So we just bought our first travel trailer. It is a 1999 bantam trail lite 17 foot hybrid. We expected a fixer as we paid well below blue book. There is wet wood and possible rot at the front end behind the dinnette and just under where the front bunk closes up. The water damage seems to extend back to the hot water tank which had been replaced by previous owner and I suspect the damage came from there because the "new unit" has a small leak. I have the bunk ends open and have peeled back the original linoleum to allow it to dry. How to I assess the depth of the damage. We know we will be replacing the 1/4 inch sheet wood and plan to seal it off with a water and mold resistant primer such as Zinzer.
Just wondering what experience anyone has with this kind of project and what advice you have for a newbie HTT owner.
