Water coming in...

So in one of our basement compartments, water keeps coming in when it rains.  It seems to be sealed up right, door closes good, etc.  any thoughts or ideas how we can fix this?
 
Your going to need to find the source of the water.

It could be coming in from anywhere. Time to get a hose and start checking.
 
Look at the gasket. the split needs to be at the bottom. use a hose around the door. see if you can cause it to leak instead of the rain.
 
Is it big enough to stick someone inside and close the door?  Then look for light leaks (after eyes adjust) and / or turn on a light and spray the outside with a hose to identify leak point.
 
Could also be coming in from above (a wall, for example) and merely ending up in the basement.  It's going to take some hunting to locate the source.

One trick is to put paper towels down in various places to help isolate where the water enters. The towel gets wet first and reduces the spread of water, so often the source of water entry is near the wet towel.
