We live in a gated community near Lake Lure, NC.  As of now, there are only a handfull of people living here full time and only a few part timers.  We live here full time.  We own a second piece of property, 2+ acres, that in the future will make a very nice homesite.  We are thinking about putting septic, water and power so it could be used for RV camping and later would be in place for a home.  RV camping is allowed 9 month out of the year.  I'm wondering if there is any interest in the RV community for a private RV site.  Also, anything specific we need to keep in mind if we go ahead with this project.  I'd appreciate any input.  Thank you.

DW & I have discussed that often.  Maybe when we tire of traveling.  I think the three key elements are: location, location, location.

I guess I should have been more specific.  We would want to rent the space on a daily, weekly or monthly basis.  I believe we are in a good location, close to Asheville, Chimney Rock, Mount Mitchell, Lake Lure, etc.  I know it wouldn't appeal to anyone looking for RV park amenities, but perhaps someone that enjoys being secluded.

I don't think there is such a thing as a private RV lot. If you start renting spaces then you are a business and the city, county and/or state is going to require licenses.

He's talking about North Carolina, not the Socialist Republic of California.  ;D

I was thinking more in terms of his association rules like CC&Rs because he lives in a gated community.  They might allow RVs nine months of the year but not allow rentals.

Our rules are not very strict and we do have cabins that are being rented.  Our common sense rules is the reason all of us bought in this community.  The reason for the nine-month rules was to prevent owners from making the property a full-time RV or tent site.  We have currently two owners who are using their property as an RV site 9 month out of the year until they are ready to built.

Thank you for the input.  I will check into the business aspect of renting out the property.

We own a lot at a "private campground" - it's really a members ownership place.  It was built back in the 1970's, I believe.  It's website states that it's "an 802 acre private family  family camping and recreation community".  Is this the type of thing you are talking about?  The place where we own is so large it's broken up into "glens" with camping spots in each - some larger than others.  All spots have water and electric (30 amp only) - remember, this place is from the 70's - we own in the only area with sewage hookup.  You aren't allowed to live there year round and the security is pretty good and they are very picky about who comes onto the grounds, etc.  This place isn't for everyone but we have family in Northern VA and the location is ideal.  If this is something like what you are aiming for, let me know and I'll get you more info.  I can see where there may be intrest in this kind of setup.  Our spot was so cheap we just couldn't pass it up.

Thanks DinnerDiva.  Our second piece of property is very close to ours.  It was a bank forclosure and such a pretty piece of property, we didn't want to pass it up.  We only want to set it up for one RV/camper and set it up in such a way that the septic, water and electric would be adequate for when a home would eventually be built.  We don't need to rely on the property for income, but if we can have enough coming in to cover taxes and utilities, that would be great.  We live in a very nice and safe neighborhood with great neighbors/friends.
