We have been applying the roof conditioning yearly since we bought our 2011 Thor 28U Class C new. We want to recoat the top ourselves before we move to AZ, we will not be full timers. I've read the info for EPDM coating, but was wondering if we could buy anything at a local store ie Lowe's or Home Depot that would also work.

Good heavens! Why would you want to re-coat a 2011 roof? It should be fine for 10 or 15 more years!
But to answer your question, you need a product made for EPDM rubber rather than metal or asphalt. Most of the "elastomeric" coatings sold in local stores are not designed for that, though they may be usable if the EPDM is first primed with a special EPDM primer. You will have to read the labels of the brands you find, but do not use any unless it specifically says it is compatible with EPDM or gives instructions for priming on an EPDM roof.
