Roof recoat...what comes first?
« on: October 13, 2016, 08:22:40 AM »
I'm going to tackle resealing/coating my EPDM roof.

I bought 4" Eternabond tape, lap sealant and I'm waiting on Liquid Roof.

I've already scraped off all the silicon they used to "repair" holes in the EPDM. The current lap sealant is cracked but I haven't removed it. I need to wash/scrub it as well.

What comes first though?

Do I remove all the old lap sealant, apply new then Eternabond tape over them and down the side seams, then coat?

Do I need to remove the old lap or can I just put Eternabond over it?

Do I need to remove the A/C?

You need to remove the old lap sealant if i is loose. I still well-adhered, it can stay. However, it is very difficult to get a decent seal with Eternabond over a lumpy surface. Smoothing off the old lap sealant makes for a much better job. Just slapping Eternabond over a seam, without getting a tight seal all around, is a waste of time & money. A hot putty knife or scraper blade sometimes makes smoothing the old sealant easier.

You can coat over the Eternabond, or coat first and then tape it. Makes no significant difference.

Thanks. The lap is still sticky and pliable. It would take days to pull it up.

I think I'm going to switch gears a little and instead of recoat just replace the EPDM roof. The cost seems pretty much the same anyway.
