Its been in the 80s in up state new york. fall is in the air.

thats how the insurance company's usually work they will pay for the damage but they don't pay for what caused the damage. If we are going away for any length of time we shut off the water and if in the winter we drain the pipes. Remember an once of prevention.

what about covering it some how during frost season?  just a thought.

Happy fathers day to all the fathers and grandfathers out there. Hope yours is as nice as mine has been so far. My kids bought me a side wall kit for my first up canopy which we use for our out side kitchen when camping. Then they are cooking steaks on the BBQ for dinner UUUMMMM! A great day...
