I doubt it's appreciating at a rate greater than it's costing you.
It has appreciated and by quite a bit, (at a lot more than my cost) but I do not care if it is only worth two cents. I didn't buy it to resell.
This house in Reno has also done well, but I never took the time to adjust for inflation because, likewise, I just do not care.
Not everything is about money. I expect to die with these same two same houses. I have no need to be concerned with the cost or value of either.
99.0 miles between them, if going the fastest way (I-80), driveway to driveway. A nice ride on a motorcycle and I can go several different ways in the mountains to get to each. Such as Lake Tahoe, Mt. Rose, Willow Valley, Kingsbury and others, which are longer but more scenic.
Going up Kingbury has a nice view of the valley below:
The Auburn area is also very scenic. So is the ride back and forth.
I have ridden over this bridge countless times (Auburn-Foresthill Bridge). Very nice riding area, but this place is not in route, but just a few miles from my Auburn house:
