2008 forest River Lexington 12v problem

Your jacks and slides most likely work from the chassis batteries. The other things work from the house batteries. First check the battery switch by the stairs and make sure it's on.

[All other 12v do not]  You said both. Which is it? There is a circuit breaker between the hot side of the converter and the batteries, most likely reset able. There will be a small tab the protrudes on one end of the breaker, and they are a small rectangular block with two studs, not like an AC breaker.
 
Jacks and slides & entry steps are normally powered direct from the battery (probably the chassis battery in an '08). Everything else 12v gets power from the converter/charger and house battery(s). If it works on shore but not battery, then the converter/charger is providing power but not the house battery.  You have a house battery disconnect switch, which activates a solenoid to take the house battery offline. Make sure that switch in in the On or Normal Use position. If it is, the solenoid may have failed and is not makng the connection to the battery.

Because the 12V you have when plugged in is coming from the converter, NOT the batteries.  Here is what the breaker will look like.
