Advice on Winnebago access 2007

Going to look at a Winnebago access 2007 with 31000 miles. They are asking $33000. Any input on quality of this model would be helpful.
 
In general, Winnebago has a decent reputation.  Better than middle of the road.  Quality will mostly lie on how it was maintained.  There are great resources up in the Library to assist you in looking and what to look for, inspections, checklists, and everything.
 
Looked the RV and in pretty good condition. Had a water leak in the over can front corner but was fixed. Inside corner wood is soft because of prior leak. Also tires need to be replaced. The inside layout is great. Due to the age of RV not sure I should still consider it. Any thoughts
 
It a house.  Is 13 years old? Forget the age and focus on condition. You've already found a few weak spots. Anything else? Batteries? Appliances? Water system? Generator running well?

Six tires are a major expense - big tires are pricey. The soft spot could be trivial or a big deal, depending on the extent of it and location (e.g. a joint vs elsewhere).
You didn't mention the size of this Access, but $33,000 is not a bargain, especially if it's not the biggest model (31 ft).  In my opinion, damage and tires ought to mean a a lower price, maybe $27k. Less if its one of the smaller models.  Don't be afraid to make a lower offer.
