the seal on the gray tank is leaking which i didnt know till i got the water fixed. is there a way to replace the seal or condition it or will keeping water in the tank for a few days fix it?

What seal?  I mean, where is the water leaking?  If it's near the dump valve, those valves can be replaced in their entirety fairly easily (4 bolts out, 4 bolts back in) which needs to be done periodically if they leak or are difficult to open/close.

ok thanks, it is the dump valve. sorry im new to the MH scene. i am learning to work on these as i go.

just replaced mine this pst weekend, took about an hour as I needed to fix a leak in one of the elbows before the valve.  Pretty simple fix.  Good luck!

I should probably replace mine soon too, as I do get a little water in my downward-facing dumping pipe cap that spills out whenever I'm unloading things at the dump station.  Luckily it's gray water and not black water leaking!  :p
